I don't own the property yet — should I still reach out?

Yes, and earlier is better. Plenty of investors bring us in during due diligence so the rehab number in their offer is based on a real scope instead of a guess. Mark the property as "Closing soon" on the form.

What should I send along with the request?

Photos or a video walkthrough, any inspection report, and your scope or rehab budget if you already have one. It speeds everything up and makes the first number much closer to the final one.

Do you work with property managers and agents directly?

Regularly. If you manage properties for owners or represent investor clients, we can work directly with you on scopes, access and scheduling, and keep the owner copied on approvals.
