Full and partial rehabs built to hit a resale number, not a design magazine. We scope to what the comps in that neighborhood actually support, then execute on a schedule your listing can be planned around.

This is the work we've done most. For most single-family properties in our service area we can walk the property within a few business days and return a written scope with line-item pricing shortly after. Turnovers and punch lists move faster than full rehabs.

Absolutely. If you already have a scope, a rehab estimate from your lender, or an inspection report, send it over. We'll price it as written and flag anything we think is missing or overbuilt for the exit you're targeting.

In writing, priced, and approved by you before the work happens. Older properties hide things behind walls — the difference is whether you find out in a document or in the final invoice.
